- Free dental care
Recently, I got my teeth cleaned for free. As a matter of fact, numerous residents of Laurel Md had their teeth cleaned for free. Some even even received free emergency dental care. This free dental service was provided by local Dentists Miles and Melnick as a service to the local Laurel community.
Dr.s Miles and Melnick are the principles at Laurel Lakes Cosmetic Dentistry. Their office is located at 13916 Baltimore Ave, in Laurel, Md. They have been in Laurel Md for over 21 years.
This is the first year the Dentist have offered to treat people for free. This free community service was inspired by Dental Health Month and was a great way to give back to the community.
The Dentist are providing the service again on the 26th of February in the morning hours. They are also giving away a free laptop to a student.

According to the Laurel Leader, the Mall in Laurel Maryland is getting new developers.
To many of us who live here in Laurel Md., this is welcome news. After several years of nothing happening, many of us wondered if the Laurel Mall was ever going to be renovated. Currently the mall has only a few stores in it and looks like an abandoned building.
What is surprising is that many other businesses in Laurel look great and appear to be doing quite well. Its hard to believe the Laurel Mall is within walking distance to Best Buy, Loews, numerous restaurants and the newly opened strip mall Contee Road and Baltimore Ave.
Lets hope these new developers can pump some new life into this project and get it off the ground. All of us here in Laurel Md are eager to see things get started.

No real big surprises in Prince Georges County Maryland home sales in a comparision of December 2010 to December 2009.
Both the average sales price and the median sales price for sold homes dropped below $200,000. The average sales price decreased from about $214,000 to about $193,00. And the medium sold price dropped from $200,000 to about $170,000! That is a decrease of over nine percent and fifteen percent respectively.
Of course, good things occur with lower prices.
Lower prices led to more sales this December in Prince Georges County Maryland. Twenty more homes sold in December 2010 than in December 2009. Homes sold faster. The average days on the market dropped over 20 percent. Homes sold within 90 days on average.
A couple other significant points. While attached homes (town homes…) sold about the same number of units as December 2009, detached homes increased in number of sold units. Most buyers prefer detached homes and now they are becoming more affordable.
Also, the list price to sales price ratio was even. This could be and indication that prices in Maryland are stabilizing.

I recently wrote a contract on some beautiful Laurel real estate. The property was a beautiful five bedroom townhome in Laurel’s Stone Lake community. The home had a large Master Bedroom on the first floor, complete with a washer and dryer in the Super Bath. The Stone Lake community in Laurel, Maryland is a beautiful development that is a gated community. Stone Lake has a large lake that use to be a stone quarry. The lake offers fantastic views.
My clients fell in love with the neighborhood and the home. My buyers offer was accepted and everything was fine up to the day of settlement.
The buyers did not apply for home owners insurance until the day of settlement. What their insurer told them, shocked them. The property had over $21,000 worth of water damage to it less than two years ago.
The seller did not disclose this.
My buyers were flabbergasted! They have had issues with water in the basement before and it wasn’t pretty. Whats worse, is the seller not disclosing the previous damage. The buyers felt the seller purposefully deceived them.
My buyers decided not to buy the home. I was able to get them out of the contract and their deposit back.
If my buyers had applied for home owners insurance shortly after we were ratified, they would never have wasted so much time and money on this home.
It pays to do things in a timely manner.

For those buyers wishing to buy Maryland real estate or in any other state, lenders are much more strict.
I have a buyer interested in purchasing Laurel real estate. He and his wife have written a contract on a beautiful home in the Laurel Md community of Stone Lake. Stone Lake is a gated community of luxury town homes and detached homes. The subdivision was built around a former quarry that is filled in with water. This former quarry makes a beautiful lake.
The buyers are well qualified to buy the home they have a contract on. They have great credit scores, plenty of cash reserves and enough income. Loan application was made, home inspection and appraisal done. Everything was moving along smoothly on the purchase of their new Laurel real estate.
In a normal market, we would be able to settle on time with few troubles.
But this is not a normal market.
The lender began asking for additional paperwork. Even paperwork that seemed to not be necessary for a loan. The buyer sent in bank statements, but did not include the back pages of the bank statement. Often the back pages of bank statements contain nothing but filler-still they are required to get your loan.
Needless to say the buyers became upset and all this additional paperwork and questions. I say, “don’t get upset”, this is the market we are in. If you buy a home in this market, and there are many good reasons to do just that, be prepared to be supplying your lender with information almost up to the day of settlement. Don’t get upset, just do it. This is only a temporary discomfort, well worth the price.

Maryland Real Estate Market News
Maryland real estate builders are confident that the nation-wide housing crisis has climaxed and is now recovering. According to a recent quote by Standard Pacific Corp’s CEO Ken Campbell, “The real estate market is weak. I think it will recover, but it sure as heck is not clear when it’s going to recover.”
Although unemployment remains elevated, real estate buyers and investors are regaining confidence and motivation. Washington has taken decisive steps on Wednesday August 4th by finalizing a $26 billion bill that offers aid for new tenants and home builders.
Laurel, Maryland real estate expert Brien Berard states:
“Maryland real estate is different from the rest of the country. Sales in Washington D.C. and the Maryland suburbs of Montgomery and Prince Georges counties increased 8.2% this June over last June of 2009. The housing inventory decreased a whopping 21%! A big reason for this is declining home prices.”

 Maryland Real Estate Tax Credit Incentives
MARYLAND – Throughout the United States, pending real estate sales declined in June. According to the National Association of Realtors, “The [pending] national real estate sale index fell 2.6% to 75.7% comparative to the 2009 level which was down over 18%.” Maryland real estate experts say this decline in home sales is directly associated to the expiration of the 2010 government legislated tax credit for new home buyers.
Home builder DR Horton, Inc. says “It is easy to think the [Maryland real estate] market might be finally recovering form four years of turmoil.”
Tax Credit Incentives for New Home Buyers in Maryland
The recently approved federal tax credit offered incentives of up to $8,000 for Maryland real estate listings. Although the number of interested buyers increased, many could not qualify for mortgages. Maryland real estate experts claim that this sudden burst of unqualified prospect buyers directly associated June’s dramatic drop in the housing market.
Maryland Real Estate Market Experiences Record-Low Mortgage Rates
Maryland real estate builders state that the reason prospective buyers fell dramatically in June was because of the Federal Tax Credit’s expiration. Although history set record-low mortgage rates and home ownership is more affordable than ever, the amount of people that closed homes in June set a record low. According July’s report from the National Association of Realtors, closings throughout the nation dropped 2.6%. This decline was preceded by a 30% plunge in May, thereby creating the second-lowest mortgage rate in history.

The Laurel Maryland real estate tax credit incentive is over.
 Summer in Laurel Maryland
The tax credit created a rush of buyers trying to buy a home before the April 30th deadline. Both first time home buyers and move up buyers tried to take advantage of the Federal Tax Credit. The rush of buyers for Maryland real estate in April will reduce the number of Maryland home buyers this summer.
Seller activity in Laurel Maryland did not outpace buyer activity.
This is the continuation of a recent trend in Maryland. This type of pace will shrink the inventory of available homes and should help stabilize the market. This shrinking inventory can be seen in Montgomery County Maryland and Prince Georges County Maryland. These counties have just under a five months supply of homes. This is pretty much a balanced market.
Helping shrink the inventory for Laurel Maryland real estate has resulted in the dropping prices of homes. The median sales price dropped just over seven percent from last May 2009. This continues the downward trend that started back in 2007. However this also reflects less of price drop than in previous Mays. Prices dropped over 14% from May of 2008 to May of 2009 in Montgomery and Prince Georges Counties in Maryland.
A good note for sellers of Maryland real estate is the fact that they are getting 95% of list price for their homes. This is a big jump from last May 2009 when sellers were only getting about 90% of list price for their homes. This is also a further indication of real estate market stabilization.
What does the future of Laurel Maryland real estate hold?
Some feel the financial troubles of Europe will help keep interest rates down. In addition, jobs created by the stimulus package in the Maryland area will help the local economy and boost consumer confidence. These factors should be good for Maryland real estate.
