Are You Making A Big Mistake In This Market?

November 14, 2008

Do you own any Laurel MD real estate? If you do own a home in Maryland, now may be the best time to put it on the market.  Thats right, I said ‘Now‘.

The market is flooded with foreclosures and short sales. These properties are priced extremely low and have contributed to lower prices throughout Maryland.  Most buyers don’t like dealing with foreclosures and even more dealing with short sales.  Most buyers prefer to work with homes the normal way.

Thats where you come in.

If you bought your home five years ago, you could probably sell your home today and walk away with a check.  And then the fun begins.  You are now a buyer, with cash, in a buyers market.  That is exciting!  Remember that home you wanted to move up to?  It was listed at $500,000 back then.  Well now its on the market for $350K to $400K.

The above example illustrates an important point for people who own Maryland real estate.  You may lose a little when you sell your home, but this market just saved the seller in the above example up to $150K!  Now, thats exciting!

You think your home might sit for months on end? Think again.  Buyers want to buy homes the normal way.  They don’t want a long, protracted process of a foreclosure or short sale.  They want to know quickly if their offer is going to be accepted.  Convience is very important to both buyers and sellers.

If you have some equity in your home and you are not selling in this market, you could be making a big mistake.
