James Harrison Elementary School in Laurel Maryland has reason to be proud.   According to an article in the Laurel Leader, Harrison Elementary achieved Adequate Yearly Progress (AYP)  in 2008 MSA scores.   This is the first time in five years the school has earned AYP.

All three of the Laurel Md counties  improved on the MSA.  This followed a Maryland state wide trend of consistent improvement over the last six years.

Way to go James Harrison Elementary!  Keep up the good work.

Buyer Gets $10,000 Grant

One of my buyers just settled on his new home yesterday.  He only needed about $3000 of his own money to get in.

Normally, a buyer needs about seven percent of the sales price to buy a home.  The down payment on a FHA loan is 3.5%.  The closing cost is also around 3.5% of the sales price.

You can be nice Laurel real estate for around $240,00.   So on a  $240,000 home the buyer would need a total of $16,800 at a minimum to purchase the home.

So how do we reduce that amount of money to something a buyer can afford?

First we negotiate closing help from the seller, usually three percent.  Three percent of $240,000 is $7200.   Next we give the buyer a grant for $10,000.   Now we have $17,200 for the buyer to use.

The buyer now has about $400 extra to use any way he sees fit.  This is a much better position for our buyer to be in.

The $10,000 grant from the bank is currently available for people who qualify. The grant fund is limited and usually runs out around October or November.

Dutch Market Moving To Laurel Maryland

All of us in and around Laurel Maryland loved the Dutch Market located up the street in Burtonsville Md.

On July 4th, the Dutch Market closed in Burtonsville.  However, it will re-open this August or September at its new location in Laurel Md.   The new home of the Dutch Market will be 9701 Fort Meade Road (Route 198).   This location is right next to the Home Depot.

The new location will be about twice the size of the old location.

Get ready for great tasting food in Laurel Maryland.

Ugly Signs Coming Down In Laurel Maryland

Those of us who own Laurel real estate, just got some more good news.

First the new law eliminating panhandlers at the intersection just outside the Laurel Maryland community of Russett.

And now, the Prince Georges County Council is going to stop the posting of those ugly We Buy Houses and Lose Weightsigns at intersections.  The posting of these signs will soon be illegal.

West Laurel’s own Tom Dernoga proposed this law.  Dernoga pointed out the law is not meant for temporary event or realty signs.  Companies that violate this law will be fined.  The fines will increase per infraction.

This is a great example of the Councilman Tom Dernoga keeping the Laurel community safe and clean.  These ugly signs detract from a neighborhood and lower home values.

Maryland Area Home Sales Increasing

The number of homes sold in Montgomery and Prince Georges Counties has significantly increased over last year.

In Montgomery County Maryland, March home sales were up 15%.  This was followed by increases of 16% in May and a whopping 21% in June.

In Prince Georges County, home sales have increased in almost every month since the beginning of the year.   May of this year saw an increase of 28% more homes selling.

A couple obvious explanations for the increase are the lower interest rates and government incentives.  The number of foreclosures have also brought down prices.

Laurel Maryland Fourth Of July Parade

On Friday July fourth, Laurel Maryland held it’s annual Independence Day parade.  The weather was beautiful.  Numerous Laurel Md residents participated in the parade and many more people from all around Laurel lined the streets to watch and cheer the parade.

Everyone had a great time.   The parade had old time fire trucks like the one in the above picture.  It also gave the Laurel Volunteer Fire Squad an opportunity to show-off one of their favorite trucks.

This big engine was a sight to see and thrilled all the kids in the neighborhood.  Numerous fire departments from Burtonsville Md to Laurel’s own Maryland City were represented in the parade.

The Laurel fouth of July parade also featured some interesting floats.   I can’t remember exactly who sponsored the float with all the flags, but I must admit it got a lot of attention.   All of us in the parade were cooled by a frequent cool breeze.  The breeze also kept all flags waving throughout most of the parade.

Several local officials and groups were represented in the parade as well.  The local cub scout troop had their own float.  Local businesses walked in the event or had their own float to drive in the parade.

All of us were escorted through Laurel Maryland neighborhoods by the local police department.   The Laurel police and some Prince Georges County police did a great job.

The Laurel Maryland Independence Day parade is one of the many reasons Laurel is a great community.

No More Panhandling In Russett

Ann Arundel County has made it illegal to panhandle at intersections.   This will be a welcome relief to all of us who shop at Sam’s Club in Laurel Maryland.  Every time I am at the intersection of 198 and East Russett, I have to deal with panhandlers.

These pandhandlers are not only annoying but dangerous to those of us in Laurel Md.   Traffic gets distracted at the sight of these people in the middle of an intersection.  Someone, including a panhandler, could get seriously injured.

As a realtor, I can tell you this kind of activity can have a negative impact on Laurel real estate.

However, thanks to Maryland Del. Joseline Pena-Melnyk and Maryland Del. Pamela Biddle, this eyesore and safety issue has been eliminated.  Their hard work push this bill through in Ann Arundel County.

Laurel Maryland today is a better community now that this new law is in place.
